The project Futeca Districtwhose Construction began on April 22, 2026will be developed in two phases with a staggered execution that will allow partial opening before its 100% construction.

The development is built on a plot of land of approximately 380 thousand square meterslocated between zones 5 and 10, in the area of ​​the old Army Stadium —where Playland Park also operated—, under a 50-year lease scheme granted by the Institute of Military Forecast (MPI) to Futeca Corporation.

According to Javier Arzú, founder of Futeca Corporación, the project has a broader vision than that of a real estate development. “The big winner of this project will be Guatemala,” he stated, highlighting the economic and urban impact that it seeks to generate.

A phased development with anticipated operation

Futeca District It is conceived as an ecosystem that integrates three components: a shopping center, Futeca Gallery; a international hotelwhich is in negotiations; and a venue for large-scale events, Futeca Forum.

The phased model will enable first the commercial and hotel componentwhile the forum constructionwhich will facilitate economic activation from early stages.

First phase: Futeca Gallery and hotel

The first stage includes the construction of the Futeca Gallerya new generation shopping center with about 83 thousand square meters of constructionwhich will integrate commerce, gastronomy, financial services, supermarket, entertainment and sports spaces.

This phase will take place in an area of ​​approximately 2.5 appleswhere the international hotel will also be located, with around 150 roomsdesigned in alliance with a recognized chain.

The work has already begun with the earthworks, which is expected to last about four months, and then progress towards the construction of basements and main structures.

Commercial development shows high demand, with the 91% of spaces already rentedwhich, as Arzú explains, allowed the work to be formally started.

The completion of shopping center and hotel is scheduled for end of 2027 or, in case of delays, during the first quarter of 2028.

Second phase: Futeca Forum for massive events

The second phase includes the construction of the Futeca Forumwhich will occupy an area of 4.5 apples within the Futeca District.

The enclosure is designed to receive up to 21 thousand people in sports format and even 35 thousand in concerts and massive eventswhich will position it among the spaces with the greatest capacity in the country.

The forum will have convention halls, auditoriums, an amphitheater and spaces for fairs and conferences, as well as infrastructure for corporate, cultural and sporting events throughout the year.

Central plaza will connect the complex

The project contemplates a open central plaza, with an extension of approximately 10 thousand square meters, which will connect the forum, the shopping center and the hotel, conceived as a meeting space for cultural activities, community events and visitor experiences.
