The future Xochi Citylinked to the new Xochi highway either Corridor of Flowerspromises to transform the urban and economic development of Suchitepéquez with a project that includes residential, commercial, logistics areas and large green areas.
The initiative was presented during the V Sustainable Real Estate Development Forum 2026, organized by the Association of Real Estate Developers of Guatemala and the Guatemala Green Building Council, where topics related to sustainable urbanism, innovation, resilience and growth of cities were addressed.
Xochi City will be located in the kilometer 147 of the new private road, as a reference the road begins at kilometer 142.5, and contemplates the development of approximately 200 hectares in different phases during the next 25 years.
As explained by Giulio Pierattini, executive director of Ciudad Xochi, the objective is to create a planned, safe and sustainable city, integrated with nature and focused on improving the quality of life of nearby communities.
“We want to develop a planned, safe and sustainable city, where nature is an essential part of the infrastructure,” he stated.
Urban development linked to the new highway
The first stage of Xochi City will be directly related to the operation of the new highway. The project includes services for travelers, shops, restaurants, fuel stations and rest areas.

In later phases, they are also projected hotel spaces and logistics areas intended for companies and industries interested in settling in the region.
According to Pierattini, the project will take advantage of the commercial movement that currently circulates on the CA-2 Oeste highway, one of the main trade and transportation corridors between Guatemala and Mexico.
“The corridor currently faces constant congestion and the new road will improve connectivity and reduce travel times,” said the architect.
Furthermore, he highlighted that the city seeks to consolidate itself as a “logistics hub” for new investments and productive activities in Suchitepéquez.
The Xochi Highway, In short, look, according to its developers:
- The Xochi Highway either Corridor of Flowers will connect Suchitepéquez and Retalhuleu through 31 kilometers of private road.
- The project seeks to reduce congestion on the CA-2 Oeste.
- Travel time could decrease from up to four hours to just 25 or 30 minutes. The highway will benefit tourists traveling to the Irtra parksas Xocomil and Xetulul.
- It will also facilitate access to the Pacific beaches and strengthen commerce in the South Coast.

Inspiration in urban models of Guatemala
During the presentation, Pierattini indicated that the project takes as reference already consolidated urban developments in Guatemala, such as Orange County, Cayalá City and the future La Pedrera City.
However, he assured that Xochi City seeks to differentiate itself through its sustainable approach and by integrating nature as an essential part of urban infrastructure.
“The dream of Ciudad Xochi would not be possible without examples that already exist in Guatemala,” he commented.
Green areas and sustainability will be a priority
One of the main axes of the project will be environmental sustainability. The plan includes the recovery of green areas and the creation of open public spaces for families.
In the first phase The implementation of approximately 25 thousand square meters of green areas within an initial development of 20 hectares.
According to Pierattini, vegetation will be considered urban infrastructure and not just a decorative element.
The design also seeks to reduce the heat effect characteristic of Suchitepéquez through urban planning and vegetation, thus reducing the need for air conditioning.
“We want to reduce the need for air conditioning and improve thermal conditions through vegetation and urban planning,” he said.
Project advances with permits and licenses
Currently, the project is in the process of obtaining environmental and municipal permits.
According to the developers, work is already underway on the documentation required by the Ministry of Environment and Natural Resources and the Ministry of Public Health and Social Assistance.
The company plans to present the documentation to the Municipality of Santo Domingo Suchitepéquez in the coming months to manage the construction license.
If the schedule progresses as planned, the works could begin at the end of this year, after completing the sugarcane harvest on the land where the project will be developed.
The first phase will consist of urbanization works that could last approximately a year and a half, so the initial opening of Xochi City It is projected for mid-2028.

Project will generate employment and economic development
The company estimates that the construction phase will generate between 800 and a thousand indirect jobs.
Subsequently, the development could create at least 500 direct jobs linked to shops, services and companies that settle in the area.
The developers consider that the project could become a new economic engine for Suchitepéquez and a strategic point for travelers, commerce and investment.
